Since its inception in 1961, Cranstoun and Hussein have advised clients on property investment. In recent years the demand for property investment advice was replaced by an increasing demand for advice concerning property development.


The firm identified that not only did this trend exist amongst our clients, but there was also an increase in property development activity in the wider community. As such, we made a conscious decision to increase and market the knowledge and experience we had gained in the property development industry.


We believe a unique feature of this firm is that the principals specialising in providing property development advice have real life experience of the process as they have also undertaken their own property developments. As such, they have already experienced many of the issues regarding finance, structuring, planning and timing that property developers new to the industry may face.


Our experience has taught us that to really provide value to our client, we must provide more than just periodic tax advice, BAS preparation and financial statement preparation.


Consequently, we have extensive experience in assisting clients with;


* Site feasibility analysis, reviewing original feasibilities, assessing finance costs and the impact of GST;

* Structuring the purchase, determining the most appropriate structure for asset protection and tax after considering the client's circumstances.

* Assisting with acquisition and construction finance;

* Advising on the impact of GST - whether GST is applicable to a transaction;

* Advising on the application of the margin scheme to the transaction to reduce the burden of GST;

* Reviewing concessions available in relation to GST and income tax, including accessing benefits and concessions concerning capital gains tax.


As property development ranges from a small "block split" or large mixed use developments, it follows you can not have a "one size fits all" approach to property development. We have always ensured that our approach to a client's needs is flexible enough to meet their particular requirements.


In order to further assist property developers, we have also focused on developing our association and networks with other industry participants and consultants. These include the UDIA, the major banks, alternate mezzanine lenders, solicitors, planners and consultants. This means that we can assist clients in broadening their network of experienced advisers to assist in all stages of the development.
